Rates Down Again
Average US retail capitalization rates were down again in 4Q 2010 at 7.90%. Further, we revised Q3 2010 down to 8.28% from 8.49%. The influx of available low interest rate debt for purchases is a primary factor fueling the decline in cap rates. The data is from the CBRE Valuation & Advisory Services (VAS) database from 2003 through Q4 2010.

Regions
The South and West saw the largest cap rate declines at 39 and 37 bp from Q3 to Q4. The East and Midwest also declined by about 20 bp over the same period. Average rates have declined to Q1 2009 levels. We can now state that Q4 2009 was the cap rate peak during the current cycle.
Net leased drug store sales were significant. One out five sales we tracked nationally were CVS or Walgreens with an average cap rate of 7.27%.
